Beth and Matt Winters discover a beautifully renovated apartment in an old Connecticut house that seems too good to be true. Their new downstairs neighbours, Sarah and Tyler Grant (Stephen Rea), have a niece called Kayla who appears to be the perfect playmate for the Winters' six-year-old son Calvin.

When Calvin becomes increasingly anxious around the Grants and tells his mother there are monsters in the house, she dismisses it as her son's active imagination. But Beth soon becomes suspicious herself when she starts experiencing frightening and unexplained phenomenon within the house.

By the time the sinister truth is upon them, neighbours and friends have disappeared and the Winters family find themselves facing a battle for survival against a 300 year-old legacy of ruthless evil.
